1. Agreement to Terms

By accessing or using Boarding.lk, you agree to be bound by these Terms. If you disagree with any part of these terms, you may not access the service.

2. Description of Service

Boarding.lk is an online platform that connects landlords ("Owners") with potential tenants ("Students/Professionals"). We are a venue only. We do not own, manage, or inspect the properties listed. We are not a party to any rental agreement entered into between users.

3. User Accounts

  • You must be at least 18 years old to use this service.
  • You are responsible for maintaining the confidentiality of your account login.
  • You agree to provide accurate, current, and complete information during registration (including a valid WhatsApp number).

4. Landlord Obligations

If you post a listing on Boarding.lk, you agree that:

  • You have the legal right to rent out the property.
  • The information provided (photos, location, price) is accurate and not misleading.
  • You will not request money transfers (key money/advance) before showing the property in person.
  • You will comply with all applicable local housing and rental laws in Sri Lanka.

5. Tenant Safety & Disclaimer

Boarding.lk does not verify the physical existence or condition of any property. Always visit the property in person and meet the landlord before making any payments. We are not liable for any financial loss, injury, or disputes arising from your use of the platform.

6. Prohibited Activities

You agree not to:

  • Post false, fraudulent, or misleading listings.
  • Use the platform to harass, abuse, or spam other users.
  • Scrape or collect user data for unauthorized purposes.
  • Upload content that infringes on intellectual property rights.

7. Termination

We reserve the right to suspend or terminate your account immediately, without prior notice, if you breach these Terms, post fraudulent content, or engage in harmful behavior.

8. Limitation of Liability

In no event shall Boarding.lk be liable for any indirect, incidental, special, or consequential damages arising out of or in connection with your use of the service or interactions with other users.

9. Governing Law

These Terms shall be governed and construed in accordance with the laws of The Democratic Socialist Republic of Sri Lanka.
